The Selling Process

Step 1 – A Home Evaluation

The first step in the process is a home evaluation. I’ll review what your priorities are regarding putting your home on the market (closing date, etc.); provide you with a detailed comparative market analysis to determine the market value of your home and the best list price and selling strategy; review my marketing and advertising plan; answer any questions regarding the process and give you a staging/de-cluttering consultation. If a larger staging job is required I’ll set you up with my staging consultant who will develop a comprehensive action plan.


Step 2 – Listing Your Home

The next step is to sign the listing agreement and secondary listing paperwork that gives me permission to list your home for sale and to market and advertise your property. I’ll also need a copy of your tax bill, keys, utility info, info on upgrades/reno’s and a survey, if you have one.


Step 3 – Prepping Your Home For Sale

It’s important that your home looks its best so before it gets listed you’ll need to prep your home for sale. This includes de-cluttering, cleaning and may also include minor repairs (loose doorknobs, leaky faucets, etc.) and re-painting. I’ll provide you with a list of the high priority work that needs doing that will maximize your return before we put your home on the market.


Step 4 – Marketing & Photography

Prior to your home going on MLS I’ll arrange for a professional photo shoot so that your home will look its best. I’ll also provide a customized marketing and advertising campaign which includes professional photography, traditional and internet marketing, social media and the most up-to-date technology to maximize your home’s exposure.


Step 5 – Agent & Public Open Houses

Once your home is on the market I’ll organize an agent’s open house at your convenience so that agent’s can preview your home for their client’s. A public open house is also valuable – that will be organized for the first weekend after your home goes on the market to maximize exposure. When agents are accompanied by their client’s they will book in private showings. I’ll provide you will all of the feedback I receive as soon as it comes in.


Step 6 – Reviewing Offers

Once an offer (or offers) come in on your home I’ll set a time with you to review them at your convenience. When we read through the offer I’ll thoroughly explain the terms and conditions, answer any questions of concern that you have and we’ll discuss the price and deposit amount and whether you’d like to accept the offer with no changes, reject it or counter it with changes in which case the negotiation process begins until we come to an agreement that you’re happy with.


Step 7 – Conditional Period

If the offer you’ve accepted has conditions attached to it I’ll be in frequent communication with the buyer’s agent to make sure that everything is being done within the stated time frame and that the conditions are removed and the sale firms up with the least amount of problems.


Step 8 – A Firm Sale

Once the conditions are waived and the sale becomes firm I’ll send the deal paperwork to your lawyer. They will prepare the transfer papers and coordinate any adjustments. You’ll need to arrange to meet with your lawyer before the closing to sign the transfer paperwork and provide a copy of your keys for the new buyer’s. I’ll assist you with movers, last minute repairs and anything else you need prior to moving out into your new home.
